What is a measurement or floorplan service?

A floorplan service is just what it sounds like: Based on what you want, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of the property with a measuring tool — either a tape measure or laser measuring device. As they move around the property, they make note of the layout of the rooms and other features, like stairs, patios, and pantries. They may sketch out the property. Then, the appraiser creates a report and detailed sketch showing the total square footage of the house and the general layout. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are floorplan services necessary?

Challenging property taxes

Property tax records often reflect inaccurate area of a property because the values can come from many sources, and sometimes go unproven — which means you may be taxed for more space than you own! Unless an appraiser has performed a recent appraisal or home measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Selling a property

A floorplan service can ensure that you're paid a fair price for your house. Living space is one of the biggest factors potential buyers examine when purchasing a home — but since these values are frequently estimated rather than properly measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the price of the property as well as the number of potential buyers. The only reliable method of using a definitive GLA when listing your property is to reference a previous appraisal or measurement service performed by a certified appraiser (after any renovation that might have affected square footage).

For real estate agents

To make certain that your client's property closes at a price that appropriately reflects true market value, we advise asking for a floorplan service for the property. Clients, and especially potential buyers, will appreciate your attention to detail, and you can be assured that the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tactic for getting potential buyers interested since they can view the layout and features of the property before and after a showing.
